Sal Venegas is responsible for asset managing a diverse portfolio of performing commercial real estate loans. He has over 15 years of commercial real estate experience. Prior to joining ACORE Capital, Mr. Venegas was a credit risk analyst with Fannie Mae’s Multifamily Enterprise Risk Management group, where he was responsible for performing portfolio credit reviews and recommending risk ratings. Mr. Venegas’ portfolio reviews encompassed a product spectrum including LIHTC, seniors/assisted living, student housing, structured, and credit enhanced products.
Before Fannie Mae, Mr. Venegas served as Senior Asset Manager at KeyBank Real Estate Capital, where he performed transaction and credit underwriting for loan modifications, assumptions, transfers of interest and other borrower consent requests, worked on the resolution of defaulted CMBS and SBA mortgage loans, and underwrote the acquisition of CMBS and Agency B-pieces and whole loans for third-party clients. Mr. Venegas previously served as an Asset Manager in the Special Servicing group at Berkadia Commercial Mortgage where he managed an REO portfolio, assessing, valuing, repositioning, and disposing of foreclosed commercial properties. He began his commercial real estate career performing loan surveillance and managing a third-party special servicing portfolio with Orix Capital Markets.
Mr. Venegas received a B.A. in Accounting with a concentration in Finance from the University of Texas at Austin. Mr. Venegas and his wife, Julie, have three children and reside in McKinney, TX.
